Terms of Service

These Terms of Service ("Terms") govern your use of MyProperties (the "app"). By creating an account or using the app, you agree to these Terms. If you don't agree, don't use the app.

1. What This App Is

MyProperties is a personal rental property portfolio management tool. It helps you track properties, income, expenses, maintenance, and run financial analytics (ROI, cap rate, forecasts, and similar figures) based entirely on data you enter yourself.

2. Not Financial, Tax, or Legal Advice

Nothing in the app constitutes financial, tax, legal, or investment advice. All calculations — including ROI, cash flow projections, cap rate, and appreciation forecasts — are estimates derived from the data you provide and the assumptions you choose. They are not guarantees of any outcome and should be independently verified before you make financial decisions. Consult a qualified professional for advice specific to your situation.

3. Your Account

• You're responsible for keeping your login credentials secure and for all activity under your account.
• You must provide accurate information when creating an account and keep it up to date.
• You're responsible for the accuracy of the property, income, expense, and other data you enter — the app calculates results from what you give it.
• You may not share your account credentials with anyone, other than using the app's built-in Sharing feature to grant scoped, revocable access to another user.

4. Subscriptions and Billing

• Some features require a paid subscription tier. Pricing and property limits for each tier are shown in the app.
• Payments are processed by Stripe. We never receive or store your full card number.
• Subscriptions renew automatically until canceled. You can manage or cancel your subscription from the Billing Portal linked in the app.
• Fees are non-refundable except where required by law, unless we state otherwise.
• We may change pricing for future billing periods; material changes will be communicated in advance where practical.

5. Acceptable Use

You agree not to:

• Use the app for any unlawful purpose, or to store or share data you don't have the right to store or share
• Attempt to gain unauthorized access to another user's account or data
• Interfere with or disrupt the app's operation, or attempt to bypass security or plan/usage limits
• Use the Sharing feature to grant access to someone you don't actually intend to share your portfolio with

6. Sharing Feature

If you invite another user to view scoped portions of your portfolio, you're responsible for choosing an appropriate scope. Revoking a share immediately cuts off that user's access. We're not responsible for what an invited user does with information you've chosen to share with them.

7. Termination

You may stop using the app and request account deletion at any time by contacting us. We may suspend or terminate access to the app for anyone who violates these Terms, misuses the service, or where required by law. Upon termination, your right to use the app ends; data retention after account deletion is described in the Privacy Policy.

8. Disclaimer of Warranties

The app is provided "as is" and "as available," without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement. We don't guarantee the app will be uninterrupted, error-free, or that any calculation or figure it produces is accurate or complete.

9. Limitation of Liability

To the fullest extent permitted by law, we are not liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or financial opportunity, arising out of or related to your use of the app — including reliance on any analytics, forecast, or calculation it produces. This applies even if we've been advised of the possibility of such damages.

10. Changes to These Terms

We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date above. Continued use of the app after changes constitutes acceptance of the updated Terms.
